Techies may tighten purse strings over US slowdown concerns

Real estate market will feel the heat...

MUMBAI: As he winds up a chat session with friends at the local pub
on the weekend, 24-year-old software professional Vijay Shankar
emerges poorer by Rs 2,000 just this week. Youngsters like him have
seen their careers and pay packets skyrocket in recent years and have
amply fed the consumer-driven economic boom.

This year, however, they may just be going slow. Concerns over fall in
demand in the world's largest technology market, the US, have forced
Indian outsourcing companies to save every cent possible, even if it
means cutting variable pay to employees and hiring less robustly than
before. Therefore, the consumer class represented by the two million
outsourcing workers in the country say they are whittling down their
expectations and spending plans accordingly.

Vijay Shankar (name changed) has seen his employer, TCS, reducing the
variable component of his salary for a quarter, and smaller companies
following suit. This has left him feeling his Rs 2,000 entertainment
purse is perhaps too lavish. "I do not expect to continue spending
such high amounts for long. The company just cut our variable pay by
1.5% and I expect that the salary structures are in for a change in
the coming six to eight months. Even new job offers are not offering
as much salary increases as there were two to three years ago," he
says.

Is it right time to buy a plot/house in hyderabad?

Is it right time to buy a plot/house in hyderabad

Iam searching for a good plot or independent house in
Hyderabad(Kukatpally to patan cheru) areas. All rates are touching
skies.

I went to Nallagadla/TellaPur areas also. Agents are quoting
16000-25000 per square yard.

Few are telling me to wait for some more time as the hype will go off
from market. Iam really confused here.

Do you think, it is wise to buy some plot/house at this time.
((Iam looking for living purpose not as a INVESTMENT))

Can you pls suggest me few residential areas where I can go and search
for ready-to-construct plot OR ready-to-live houses. Iam not looking
for Flats.

to 5000/- per SFT then think who will buy a flat at 100 Lacs? He can
invest in any other city. Below 40 lacs you can buy a 3 BHK big house

On-line Caution - Browsers and Search EnginesIntroduction

While on-line computer exploration opens a world of possibilities
for children, expanding their horizons and exposing them to different
cultures and ways of life, they can be exposed to dangers as they hit
the road exploring the information highway. There are individuals who
attempt to sexually exploit children through the use of on-line
services and the Internet. Some of these individuals gradually seduce
their targets through the use of attention, affection, kindness, and
even gifts. These individuals are often willing to devote considerable
amounts of time, money, and energy in this process. They listen to and
empathize with the problems of children. They will be aware of the
latest music, hobbies, and interests of children. These individuals
attempt to gradually lower children's inhibitions by slowly
introducing sexual context and content into their conversations.

There are other individuals, however, who immediately engage in
sexually explicit conversation with children. Some offenders primarily
collect and trade child-pornographic images, while others seek
face-to-face meetings with children via on-line contacts. It is
important for parents to understand that children can be indirectly
victimized through conversation, i.e. "chat," as well as the transfer
of sexually explicit information and material. Computer-sex offenders
may also be evaluating children they come in contact with on-line for
future face-to-face contact and direct victimization. Parents and
children should remember that a computer-sex offender can be any age
or sex the person does not have to fit the caricature of a dirty,
unkempt, older man wearing a raincoat to be someone who could harm a
child.

Children, especially adolescents, are sometimes interested in and
curious about sexuality and sexually explicit material. They may be
moving away from the total control of parents and seeking to establish
new relationships outside their family. Because they may be curious,
children/adolescents sometimes use their on-line access to actively
seek out such materials and individuals. Sex offenders targeting
children will use and exploit these characteristics and needs. Some
adolescent children may also be attracted to and lured by on-line
offenders closer to their age who, although not technically child
molesters, may be dangerous. Nevertheless, they have been seduced and
manipulated by a clever offender and do not fully understand or
recognize the potential danger of these contacts.

This guide was prepared from actual investigations involving child
victims, as well as investigations where law enforcement officers
posed as children. Further information on protecting your child
on-line may be found in the National Center for Missing and Exploited
Children's Child Safety on the Information Highway and Teen Safety on
the Information Highway pamphlets.

What Are Signs That Your Child Might Be At Risk On-line?

Your child spends large amounts of time on-line, especially at night.

Most children that fall victim to computer-sex offenders spend
large amounts of time on-line, particularly in chat rooms. They may go
on-line after dinner and on the weekends. They may be latchkey kids
whose parents have told them to stay at home after school. They go
on-line to chat with friends, make new friends, pass time, and
sometimes look for sexually explicit information. While much of the
knowledge and experience gained may be valuable, parents should
consider monitoring the amount of time spent on-line.

Children on-line are at the greatest risk during the evening
hours. While offenders are on-line around the clock, most work during
the day and spend their evenings on-line trying to locate and lure
children or seeking pornography.

You find pornography on your child's computer.

Pornography is often used in the sexual victimization of children.
Sex offenders often supply their potential victims with pornography as
a means of opening sexual discussions and for seduction. Child
pornography may be used to show the child victim that sex between
children and adults is "normal." Parents should be conscious of the
fact that a child may hide the pornographic files on diskettes from
them. This may be especially true if the computer is used by other
family members.

Your child receives phone calls from men you don't know or is
making calls, sometimes long distance, to numbers you don't
recognize.Drawing - Telephone

While talking to a child victim on-line is a thrill for a
computer-sex offender, it can be very cumbersome. Most want to talk to
the children on the telephone. They often engage in "phone sex" with
the children and often seek to set up an actual meeting for real sex.

While a child may be hesitant to give out his/her home phone
number, the computer-sex offenders will give out theirs. With Caller
ID, they can readily find out the child's phone number. Some
computer-sex offenders have even obtained toll-free 800 numbers, so
that their potential victims can call them without their parents
finding out. Others will tell the child to call collect. Both of these
methods result in the computer-sex offender being able to find out the
child's phone number.

Your child receives mail, gifts, or packages from someone you don't know.

As part of the seduction process, it is common for offenders to
send letters, photographs, and all manner of gifts to their potential
victims. Computer-sex offenders have even sent plane tickets in order
for the child to travel across the country to meet them.

Your child turns the computer monitor off or quickly changes the
screen on the monitor when you come into the room.

A child looking at pornographic images or having sexually explicit
conversations does not want you to see it on the screen.

Your child becomes withdrawn from the family.

Computer-sex offenders will work very hard at driving a wedge
between a child and their family or at exploiting their relationship.
They will accentuate any minor problems at home that the child might
have. Children may also become withdrawn after sexual victimization.

Your child is using an on-line account belonging to someone else.

Even if you don't subscribe to an on-line service or Internet
service, your child may meet an offender while on-line at a friend's
house or the library. Most computers come preloaded with on-line
and/or Internet software. Computer-sex offenders will sometimes
provide potential victims with a computer account for communications
with them.

What Should You Do If You Suspect Your Child Is Communicating With
A Sexual Predator On-line?

* Consider talking openly with your child about your
suspicions. Tell them about the dangers of computer-sex offenders.
* Review what is on your child's computer. If you don't know
how, ask a friend, coworker, relative, or other knowledgeable person.
Pornography or any kind of sexual communication can be a warning sign.
* Use the Caller ID service to determine who is calling your
child. Most telephone companies that offer Caller ID also offer a
service that allows you to block your number from appearing on someone
else's Caller ID. Telephone companies also offer an additional service
feature that rejects incoming calls that you block. This rejection
feature prevents computer-sex offenders or anyone else from calling
your home anonymously.
* Devices can be purchased that show telephone numbers that
have been dialed from your home phone. Additionally, the last number
called from your home phone can be retrieved provided that the
telephone is equipped with a redial feature. You will also need a
telephone pager to complete this retrieval.
* This is done using a numeric-display pager and another phone
that is on the same line as the first phone with the redial feature.
Using the two phones and the pager, a call is placed from the second
phone to the pager. When the paging terminal beeps for you to enter a
telephone number, you press the redial button on the first (or
suspect) phone. The last number called from that phone will then be
displayed on the pager.
* Monitor your child's access to all types of live electronic
communications (i.e., chat rooms, instant messages, Internet Relay
Chat, etc.), and monitor your child's e-mail. Computer-sex offenders
almost always meet potential victims via chat rooms. After meeting a
child on-line, they will continue to communicate electronically often
via e-mail.

Should any of the following situations arise in your household,
via the Internet or on-line service, you should immediately contact
your local or state law enforcement agency, the FBI, and the National
Center for Missing and Exploited Children:

1. Your child or anyone in the household has received child pornography;
2. Your child has been sexually solicited by someone who knows
that your child is under 18 years of age;
3. Your child has received sexually explicit images from
someone that knows your child is under the age of 18.

If one of these scenarios occurs, keep the computer turned off in
order to preserve any evidence for future law enforcement use. Unless
directed to do so by the law enforcement agency, you should not
attempt to copy any of the images and/or text found on the computer.

What Can You Do To Minimize The Chances Of An On-line Exploiter
Victimizing Your Child?

* Communicate, and talk to your child about sexual
victimization and potential on-line danger.
* Spend time with your children on-line. Have them teach you
about their favorite on-line destinations.
* Keep the computer in a common room in the house, not in your
child's bedroom. It is much more difficult for a computer-sex offender
to communicate with a child when the computer screen is visible to a
parent or another member of the household.
* Utilize parental controls provided by your service provider
and/or blocking software. While electronic chat can be a great place
for children to make new friends and discuss various topics of
interest, it is also prowled by computer-sex offenders. Use of chat
rooms, in particular, should be heavily monitored. While parents
should utilize these mechanisms, they should not totally rely on them.
* Always maintain access to your child's on-line account and
randomly check his/her e-mail. Be aware that your child could be
contacted through the U.S. Mail. Be up front with your child about
your access and reasons why.
* Teach your child the responsible use of the resources
on-line. There is much more to the on-line experience than chat rooms.
* Find out what computer safeguards are utilized by your
child's school, the public library, and at the homes of your child's
friends. These are all places, outside your normal supervision, where
your child could encounter an on-line predator.
* Understand, even if your child was a willing participant in
any form of sexual exploitation, that he/she is not at fault and is
the victim. The offender always bears the complete responsibility for
his or her actions.
* Instruct your children:
+ to never arrange a face-to-face meeting with
someone they met on- line;
+ to never upload (post) pictures of themselves
onto the Internet or on-line service to people they do not personally
know;
+ to never give out identifying information such
as their name, home address, school name, or telephone number;
+ to never download pictures from an unknown
source, as there is a good chance there could be sexually explicit
images;
+ to never respond to messages or bulletin board
postings that are suggestive, obscene, belligerent, or harassing;
+ that whatever they are told on-line may or may
not be true.

My child has received an e-mail advertising for a pornographic
website, what should I do?

Generally, advertising for an adult, pornographic website that is
sent to an e-mail address does not violate federal law or the current
laws of most states. In some states it may be a violation of law if
the sender knows the recipient is under the age of 18. Such
advertising can be reported to your service provider and, if known,
the service provider of the originator. It can also be reported to
your state and federal legislators, so they can be made aware of the
extent of the problem.

Is any service safer than the others?

Sex offenders have contacted children via most of the major
on-line services and the Internet. The most important factors in
keeping your child safe on-line are the utilization of appropriate
blocking software and/or parental controls, along with open, honest
discussions with your child, monitoring his/her on-line activity, and
following the tips in this pamphlet.

Should I just forbid my child from going on-line?

There are dangers in every part of our society. By educating your
children to these dangers and taking appropriate steps to protect
them, they can benefit from the wealth of information now available
on-line.

Helpful Definitions:

Internet - An immense, global network that connects computers via
telephone lines and/or fiber networks to storehouses of electronic
information. With only a computer, a modem, a telephone line and a
service provider, people from all over the world can communicate and
share information with little more than a few keystrokes.

Bulletin Board Systems (BBSs) - Electronic networks of computers that
are connected by a central computer setup and operated by a system
administrator or operator and are distinguishable from the Internet by
their "dial-up" accessibility. BBS users link their individual
computers to the central BBS computer by a modem which allows them to
post messages, read messages left by others, trade information, or
hold direct conversations. Access to a BBS can, and often is,
privileged and limited to those users who have access privileges
granted by the systems operator.

Commercial On-line Service (COS) - Examples of COSs are America
Online, Prodigy, CompuServe and Microsoft Network, which provide
access to their service for a fee. COSs generally offer limited access
to the Internet as part of their total service package.

Internet Service Provider (ISP) - Examples of ISPs are Erols,
Concentric and Netcom. These services offer direct, full access to the
Internet at a flat, monthly rate and often provide electronic-mail
service for their customers. ISPs often provide space on their servers
for their customers to maintain World Wide Web (WWW) sites. Not all
ISPs are commercial enterprises. Educational, governmental and
nonprofit organizations also provide Internet access to their members.

Public Chat Rooms - Created, maintained, listed and monitored by the
COS and other public domain systems such as Internet Relay Chat. A
number of customers can be in the public chat rooms at any given time,
which are monitored for illegal activity and even appropriate language
by systems operators (SYSOP). Some public chat rooms are monitored
more frequently than others, depending on the COS and the type of chat
room. Violators can be reported to the administrators of the system
(at America On-line they are referred to as terms of service [TOS])
which can revoke user privileges. The public chat rooms usually cover
a broad range of topics such as entertainment, sports, game rooms,
children only, etc.

Electronic Mail (E-Mail) - A function of BBSs, COSs and ISPs which
provides for the transmission of messages and files between computers
over a communications network similar to mailing a letter via the
postal service. E-mail is stored on a server, where it will remain
until the addressee retrieves it. Anonymity can be maintained by the
sender by predetermining what the receiver will see as the "from"
address. Another way to conceal one's identity is to use an "anonymous
remailer," which is a service that allows the user to send an e-mail
message repackaged under the remailer's own header, stripping off the
originator's name completely.

Chat - Real-time text conversation between users in a chat room with
no expectation of privacy. All chat conversation is accessible by all
individuals in the chat room while the conversation is taking place.

Instant Messages - Private, real-time text conversation between two
users in a chat room.

Internet Relay Chat (IRC) - Real-time text conversation similar to
public and/or private chat rooms on COS.

Usenet (Newsgroups) - Like a giant, cork bulletin board where users
post messages and information. Each posting is like an open letter and
is capable of having attachments, such as graphic image files (GIFs).
Anyone accessing the newsgroup can read the postings, take copies of
posted items, or post responses. Each newsgroup can hold thousands of
postings. Currently, there are over 29,000 public newsgroups and that
number is growing daily. Newsgroups are both public and/or private.
There is no listing of private newsgroups. A user of private
newsgroups has to be invited into the newsgroup and be provided with
the newsgroup's address.

Double taxation in India. Why again VAT, Service Tax, Additional surcharge?

Are you an employee? Do you have any control over the tax you pay to Govt?

It look like Govt should be happy when we get a hike in our salary,
because most of the amount goes in tax. We pay income tax. After
income tax again we pay VAT, Service Tax, other XYZ taxes. Why?

In India there are lots of people who doesn't even pay 10% tax and our
Govt just put more and more pressure on a salaried employee. What do
you think?

Today I was discussing flat prices in Hyderabad with one of my friend
work in hi tech city area. he has got a offer from Indu fortune field
for a 2BHK flat at Rs.3600/- per SFT. In the market people know the
price is around Rs.4000/- per SFT

This is the reality. Now we can feel the heat of telengana issue.
People, if you planning to buy flat at Hyderabad then please wait few
more months. The unrealistic price will become realistic soon.

The Telangana Factor, Effects on Hyderabad real estate market 2008

There is a popular that forming telangana will reduce the development
in Hyderabad but I would differ from this and say that smaller states
are better for development and already the development in progress in
Hyderabad cannot be stopped real estate majors have started
development of huge projects in Hyderabad, and still they are on an
acquisition spree only in Hyderabad, a smaller state is easier for
them to convince the government into giving them more sops!!

Hyderabad real estate pounced like a tiger in the past 2 years
apartment prices shot up by 300% in certain areas, People who bought
early and developers made merry!, but then as the old saying goes you
should make hay while the sun shines.

300% in 2 years? Does that ring alarm bells' well land prices in
Hyderabad actually shot up
by around 1000% in the out skirts to a high around 9 months back.

Owing to heavy pressure on liquidity and lack of direction to the
market, the Hyderabad real estate market softened a little 9 months
back but apartment prices remain steady.

But the situation today is much different compared to what was couple
of months back owing to the lack of political direction towards
separation of the state and the regular meetings and rallies in
support of telangana raised an alarm in the minds of real estate
investors. Net effect land prices in the outskirts of Hyderabad
started softening.

Prices of undeveloped land near the srisailam highway which had
touched peaks of 1Crore per acre are have dropped to 50 Lakhs an acre.

But will separating the state and forming smaller states lead to drop
in the real estate prices?

Telangana integrally comprises of Hyderabad and Ranga Reddy Districts
which are the economically developed areas, rest tier two cities
include Mahboob nagar, Warangal, Khammam. But revenues for telangana
would only be from Hyderabad. Now to analyse, lets think Hyderabad
which recently has been converted in Greater Hyderabad adding many
areas from R.R.District is proposed to be given to telangana, would a
business established in Hyderabad by non Telangana people leave their
assets and companies and shift to their native area? And why should
one shift?? Is it a different country that is being formed?

In all probabilities my view is Telanagana would be announced before
this elections and Hyderabad would be retained as an union territory
making it the combined capital of the split states.

If you are investor keep your money ready as prices would drop further
and you can strike real good deals!!

I am a frequent visitor to Hyderabad. I was born and lived in Andhra
Pradesh for 24 years. I am totally disgusted with the traffic problems
the city has. The infrastructure is rather rudimentary. seldom traffic
rules are observed or enforced. I wonder if the people who approve
such mega projects ever think of the multitude of problems these
projects bring in. I think that this type of development reminds me of
the US invasion of IRAQ and the subsequent head aches the Bush
administration and the magnanimous people of US are facing now. Proper
planning and execution of development is mandatory . I doubt that such
a thing is happening with these projects. I am sorry that I have to be
so cynical about things in Andhra Pradesh.

I was amazed that i saw the Lancohills proposrd elevations . I lived
three years in Dubai as a Civil Engr. Lanco hils elevation is great
that dubai is not even compared to this really. its a great
oppertunity for indians.

Andhra Pradesh, Hyderabad, Separation of State. Impact of Telangana Heat

S Pahani, Hyderabad: If I remember properly, one of the main reason for asking a separate Telangana was the farmer not getting his due of water ..... I have recently been to a few towns and was surprised to find canals of water already done as promised by this Govt. Born in Hyderabad, I do not wish to see such a big state with huge potential being split three ways .... I guess if the farmer is happy, all will be well. My point however is, every state capital has the nearest big town/city (on all side) developing rapidly, except Hyderabad. They are taking away all major projects to Vizag etc., Even if Telangana does happen, I think we have the potential and the will to succeed!


Prashanth, Hyderabad: Hyderabad is geographically,historically, politically in telangana. Mumbai is developed by gujaratis,sindhis,parsis,marwadis,punjabis etc from the begining. Even today most 30% are gujaratis. Does that mean mumbai should be capital of gujarat?. Mumbai is still capital of Maharastra though most money comes from outsiders and more cosmopolitian. Logic of investment from settlers to claim as it capital is foolish. Chandigarh was new city developed after independence and is geograpically in between punjab and haryana. So it was made union territory. If Mumbai is not union territory, why are people asking for hyderabad?

Swati, Boston: I have gone thru all the comments posted in this site. most of the ppl saying that Telengana won't come, Telengana is politicians' game, Telengana has good developments in terms of IT, no need of seperate state, don't want state to split into 3 pieces..etc,etc. I would like to say few things to my fellow readers about FACTS of Telengana. India became independent from the British Empire in 1947.

The Muslim Nizam of Hyderabad wanted to retain his independence from India, but his state of Hyderabad was forced to become part of India in 1948 as the Hyderabad State. When India became independent, the Telugu-speaking people (although Urdu is spoken in some parts of Hyderabad, Andhra Pradesh, Hyderabad and in few other districts of Telangana) were distributed in about 22 districts, 9 of them in the Nizam's Dominions Hyderabad state and 12 in the Madras Presidency and one in French-controlled Yanam India.

Andhra State (NOT ANDHRA PRADESH) was the first state in India that has been formed on a purely linguistic basis by carving it out from Madras Province in 1953. Andhra State was later merged with Telugu speaking area of Hyderabad (Telangana) to create Andhra Pradesh state in 1956. In 1954, Yanam was liberated and it was merged with Pondicherry in 1963.


This is the issue. People are talking something which is not related and do not have knowledge on the topic. It seems that they are not able to digest the fact that Telengana is going to form. I request all my fellow readers to gather some valid information about telengana. I am suprisingly from Vijayawada (Andhra).

P Bajaj, Hyderabad: Telengana State will definitely form before 2009 Union elections. I do not want to dig all the story behind "Para 382 of States Reorganization Commission Report (SRC)". But Congress senior leaders and other party leaders belong to Telengana region are very serious in getting the separate state. REAL ESTATE will BADLY effect in Telengana region because people will not be this much comfortable in their business and in their assets. As we know already real estate is booming in Vijaywada and vizag, because andhra leaders are in strong belief that state separation is going to happen in the near future.

RK Varma, Hyderabad: Telangana will happen before the next elections. Telangana state will be more investor friendly and will not drive away the people from other regions. There are a lot of smart and educated politicians in that state like Devender Goud, Madhuyashki and these people will not spare any effort to make Telangana more prosperous than before. D Prasad Raju, Hyderabad:First we have to examine the need of seperate Telagana State.I strongly believe that it is a politicised issue created by the leaders who fail to get their want of post/position in the current political parties. Somebody claims that Telengana is required with the slogan ATMABHIMANAM'. What about the Telangana districts which are included in Maharahsta and Karnataka at the time of States division on the basis of language. Whether the persons demanding Seperate Telengana ar date enough to demand for those districts to be seperated from respective states of Karnataka and Maharastra.


If they ask on the basis of development and on the basis of Andhra leaders step-mother treatement, what telegana MLA's and MP were doing all these years. Moreover AP was led by two or more Telengana CMs. Why they could not do any thing to Telengana. So there is utter nonsense if somebody demands Seperate Telengana on the basis of the above two reasons and the other reason is, till AP seperated all Andhra People done much to Chennai in terms of settlement, investment, employment etc. Then Karnool made AP's Capital. People started to accept it. Third time AP,s capital shifted to Hyderabad.

Since more than 50 years entire AP people done every thing to make what you are looking like Present Hyderabad. How many times AP people have to move from one plance to another plance and start building a new capital. This is not fair and not acceptable. Hyderabad is the capital of all Andhra People and should be the capital for both states it at all Telengana state to be seperated. Till today in the history of India any state seperated from the present state has seperated and have their own capital newly identified.

Since Hyderabad geographycally comes under Telengana area and all the lakhs of repees invested in and around Hyderabad by entire AP people, Hyderabad should be capital for present state and future states also. Political parties and potiticians say many things for their own benifit. For example BJP sopporting seperate Telengana of late just because they so not have any chance of winning in coastal and Rayalaseema districts and they have some presence in Telengana only.

Telangana Issue is being Snow Balled for meagre Election gains & Those who want to corner money. I stayed in Warangal and few other interior places in Telangana and let me tell you situation is far far better than many towns in Andhra.

BJP-is just trying to get some election gains. This time, BJP will not get even those couple of seats it was winning in the andhra region and in Hyderabad since general people voice is UNITED WE STAY DIVIDED WE FALL, as long as TDP Party is there no question of seperate Telangana. Congress has seen several such agitations in the past and a Seperate State would work if we have conditions which are totally justified. If KCR wants seperate Telangana ask him to first leave politics and achieve with other means.

What did TRS & KCR do with all the M.P Funds and MLA funds they got can't they develop with those funds can't they make the public more educated, can't they fight for development, can't they have better forums to highlight people daily problems first and then focus on macro issues. "First set your family & Surrondings well then try to set the Country".

Here is a person who came to know of telangana issue after being in politics for more than 2 decades and when something was not pinching you since 15 years how come you suddenly woke up and started chanting telangana movement? What did you do for the previous 15 years? Time is the best healer. Once general elections are over, all will keep quite and life will follow on. A.P has seen much powerful movements in 1970's. KCR will dissolve as time passes by.


J Srinivas, Hyderabad: Congress is very soon going to announce its policy that it welcomes creation of smaller states. This will give further impetus to the Telangana movement. Congress will try to garner votes using this policy stand...I THINK THIS IS GOING TO BE THE MOST LIKELY SCENARIO...division of State takes shape only after the next assembly elections...Congress may succeed from this policy in the next elctions in the T-Region. In the interrugnum, the lull in the real estate in Hyd will continue....


Bhawarlal Jain, Hyderabad: The smaller states of Utranchal,Jharkhand,Chatisgarh are the classic examples of success or failure of smaller states. The economy has grown in these states at the cost of law and order situation. If the state Governments are strong and stable the small states progress at a more rapid rate. But all said and done it is very difficult to get absolute majority for any political party. The pros and cons of seperation are evenly balanced. The decentralisation of power is always welcome, which is possible in smaller states.As far is Telangana is concerned Hyderabad is the key factor. Now ofter creation of Hyderabad Metroplitan Area (HYMA), the Hyderabad Metro itself is almost like a small state eg., Delhi, Goa or Pondicherry. Hence declaring the HYMA as a state or Union Territory will solve all the problems and the demand for bifurcation or trifurcation will automatically die down. Whether Hyderabad or Mumbai or Delhi or any other Metro in the present circumstances are now bound to grow because of the ingredients in built due to the rapid growth and development. Therefore the impact of their being in the big unified state or part of separate small state or independent UT will not affect in any manner the natural growth and prosperity of these cities..


Sunil K, US: What if I say, If BJP comes to power, BJP will pass the bill for Telangana State? Why do you assume that it won't? I do no see any good reasoning from your article in this regard. You are just assuming that BJP will pass the time like Congress. But BJP is not Congress.


Venkat, California: If TRS claims Hyderabad is an integral part of the Telangana, Why aren't they accepting all the development that happened and is happening in Hyderabad is also development of Telangana. Telangana is far more advanced than any other region in the state if we consider Hyderabad being part of Telangana. If TRS says that development of Hyderabad is not development of Telangana, they don't have any right to claim for Hyderabad. TRS just wants to focus only on some districts which are not developed. There are some pockets of the region in any state/district that is not developed. If seperation is the solution, then Andhra has to be broken into so many states where every district will end up in being a state. KCR has to know that some parts of Coastal Andhra & Rayalseema are also backward in development as some part of telangana. As every one in this world has one mother, we all have only one Telugu Talli and not as KCR claimed Telangana Talli, Coastal Andhra Talli & Rayalseema Talli



Dr.VV Rao, Pondicherry: God does not wish separation of AP as the latter involves evil motives. Telangana now is not a people's movement but a politicians' conniving gimmick. It wont see the light of the day.



Abraham S, Hyderabad: We appriciate the analysis of the present political scenario. Though the seperation of the state is inevitable according to TRS, majority of the Hyderabadis and the settlers are not in support for seperation. And how about making Hyderabad a seperate state by itself?

Durga Varada, Colorado: Its simple "United we win, Divided we fall". Political leaders cannot split the state as they wish. They should consider what state population wants. Ideally, they should conduct opinion polls and seek public voting. They want to split the state for their personal gains but not for any honest state development. If they really want to develop, let them take the example of Chandrababu Naidu or Narendra Modi of Gujarat and develop the state. Personally I don't think the Separation can happen earlier than 2015 or later.



Ram Manda, Milwaukee: I am from Mahabub Nagar. Currently living in US. As per my opinion there is no need of seperate state. All we need is development. There are different ways to develop a region, but not by dividing the state.


S Banafa, Riyadh: It is ironical that there is growing bickering for a separate state without clearly defined economic benefits justifying such a necessity. The champions of the cause have to substantiate their demand in terms of the economic benefits the separate state would entail which it is not able to realize under the present status. If we look at the west there is altogether different approach through enlargement of economic Union for real benefit of the people, contrary to selfish motives of some politicians, in our part of the world.

Hyderabad is issue of contention. It would NOT be easy for telangana leaders to pull it off against the heavy lobbying and industry opinion. Also I personally feel all this leaders from all the parties are just thinking about the vote bank otherwise 1) why didn't KCR talk about Telangana until he lost his ministry in TDP govt. 2) Why didn't the senior cong leaders talk about Telangana when they were ministers. Mr MSR actually challenged KCR and led to waste of Public money by having a mid term poll 3) Mr Venkataswamy was union minister for several years and held several posts why didn't he talk about Telangana all these years 4) Mr Purushottam Reddy was talking about SRC and got signatures a few months back why the u turn now, just becoz he didnot get ministry? well this people should stop playing with peoples' emotions and focus on how they can help the region rather then think about a split at this time.

They know better that seperate telengana is not so easy to get, It requires consensens of the pepople. For that matter even most of the people from telengana are against seperate state. Only some gullible people are attracted by the political parties because they do not know the reality. I storngly believe that seperate state is not at all possible.


Ramesh MB, Hyderabad: I don't think Telangana is a possibility and I don't think breaking up a state to 3 different pieces can stir up the development. It would only add more buerocracy to the already existing situation and would only harm the long term interest of Telangana. I honestly think Telangana region has developed rapidly in the last 10 years and it has to attribute mainly towards the Chandrbabu Naidu's policies. We have a IT hub in Telangana which has created lakhs of jobs. Entire country has been benefited by the IT boom....not just the people from Andhra....whom we treated as brothers and sisters all along. It is unfair to blame Andhra as it is Telangana who got all the educational institutions, all the IT companies that are generating huge tax revenue and ultimately provide jobs to the local people first. I totally blame Congress for the current situation and partially blame TRS to put fuel on fire and play stupid politics.

Hyderabad Flat / Plot Price Correction. Manikonda near Lanco Hills

In the last week we have found many articles on the leading news
papers about Hyderabad real-estate. In Times of India we found flats
are available at much cheaper price than before.

We have been looking into the Hyderabad Real-estate market very
closely. We have been talking with mutiple builders and negotiating
the price for a flat in Hyderabad. As always people go behind brand
and that's the reason builders like Lanco, Aliens etc. spend much more
money in brand building. Their price is much higher than the normal
flats. When we buy flat from these builders, we pay money for their
brand building.

As the price have been ranging from 2500 to 5000/- per SFT so it's
really tough to find a house with all amenities at a price below
Rs.2500/- per SFT. Few weeks back we spoke to a builder for their
flats near Lanco Hills ? Manikonda. They quoted Rs.3000/-. Today I got
a mail from them and the price is Rs.2500/- (negotiable). This is the
power of group booking.

In South people only buy Gold and real estate. That's the only reason
the land price is high in Hyderabad, But because of telegana issue the
price may crash. If the land price is > 15 cores per acre then the
market should crash. This is not a realistic price. We have seen major
water problem in 2000. Also we see most of the appt buy water tankers
for their daily living. How can you pay that much money for a piece of
land that can't provide you water for your life? In india you can find
better land in much cheaper price.

When Lanco Hills came up people booked their flat by paying the
advanced amount. In two weeks time aprox 40% booking were canceled
because they thought they will not get much return out of that. This
is an example, how people livest their money. Please inquire this with
Lanco for the truth. Now there is Telegana issue so people are
thinking whether to buy or not.

The last few words. Hyderabad's real estate market is speculative.
Till the next election (2009) is over you can find a stable price in
Hyderabad. if you investing your money in Hyderabad then better be
careful.

Hyderabad Real Estate Boom Dooms! Flat / Plot buyers be careful!!

Is it the right time to buy land in Hyderabad, or is it wise for
buyers to wait for some more time to gauge the actual real estate
scenario, especially as the Telangana movement is now in full swing,
ahead of the elections next year? In what one may call a cooling-off
period, there has been a slight drop in real estate in the last couple
of months. Realtors, especially those selling land and houses on and
near the outskirts of the city, had to drastically bring down the
prices. For instance, Hari Haran, a call centre employee, who had been
hunting (to buy) a house at Turkamjyal near Hayathnagar, was surprised
to find a house being sold for Rs 10 lakhs. Six months ago, the same
one was priced at Rs 16 lakhs. "There is a fear that with the division
of the state, much of the Andhrite population would stop investing in
Hyderabad and would go back to their native place. And this would mean
a reduction in the population which would result in a reduction in
land prices. Hyderabad's loss is Vizag's gain as there are many IT
companies coming up there too. Land which was at Rs 5,000 per sq yard
has gone up to between Rs 8,000- 10,000 per sq. yard in just a couple
of months in Vizag," says DBR Murthy, a real estate agent. Parts of
Hyderabad where land prices may be adversely affected include areas
like Hayathnagar, Dilsukhnagar, ECIL etc. where it is believed there
is a high proportion of Andhrite population.

In Hayathnagar, where land was around Rs 6,000 per sq yard has now
come down to Rs 3,000 to 4,000 per sq yard, and wary buyers are
careful in investing in land here. This also applies for areas beyond
Ramoji Film City, Timmapur near Shamshabad and Shameerpet, where the
prices have not gone up but remained steady. Suggesting an alternative
to investing in land, Mayank B, a software employee, says, "Investing
in land right now ,with fluctuating prices will be a high risk.
Instead, it is better to invest in gold."

However, some industry watchers like Vishwanadha Manohar feel that
this could only be a temporary phenomenon. "In the long run, the
prices would remain steady. Telangana is one of the factors. But the
primary reason is that prices have gone beyond the margins of reason
and a slowdown is necessary."

Others like Nikhil Trivedi, a realtor from Shameerpet, are more
optimistic, " The real estate growth has become oblivious to such
issues. IT employees, who constitute a majority of our clientele is
hardly disturbed by it." While the debate continues, investors eagerly
await a clearer picture.

Hyderabad India, Real estate boom gone bust

he property scene has calmed down and it appears rather subdued,
compared to the aggressive domination seen in the later half of 2004,

Brief lull?: The real estate scenario in and around the city appears
to have become stagnant.

Has real estate boom that touched the lives of many and reigned for
more than two years finally taking a downward curve? Has it hit the
high and there is no way it can go up further and has to take a
downturn? Will the real estate prices take a drastic dip or will the
heat simply goes in for a cooling-off phase?

In the last few months, the property scene did calm down and it
appeared rather subdued when compared to the aggressive domination
that it had starting later half of the year 2004. For more than two
years, a variety of factors fuelled the boom and while some ended up
realising dreams of owning a dwelling of their own, others went for a
second and in some cases third and fourth property too.

The price rise which was phenomenal set new records both in
residential, commercial and agriculture lands and had people scurrying
long distances to acquire a slice of the boom. In just three years,
the entire suburbs have metamorphosed beyond recognition as they got
dotted with series of apartments, row houses, commercial centres and
started buzzing with unprecedented activity.

Those who lost out in the race were left dismayed while the ones who
made it to the bandwagon sported a broad grin. However, a certain
uncertainty did mark the whole boom and even while the buying spree
was on, a question on how long does this boom last did kept bugging
many.

And now ominous signs seem to have started looming over the realty
horizons. The industry insiders accept, though a bit reluctantly, that
the construction works have slowed down a bit, that the enquiries
about their projects have come down and that they are a tad worried.
"A lot of money, mostly borrowed, has been invested in projects and
builders are naturally apprehensive at the slow down," concedes one.
Causes

The rise in home loan interest rates and the sudden surge in the land
prices appear to have made many investors wary about putting their
money into the real estate while reports from across the country
suggested a possibility of the property boom taking a knock in the
days to come. However, many builders in the city look at this as a
temporary phase and some accept the stagnation in property dealings on
the ground that a correction of prices was taking place.

"There is a correction and we welcome it. Last two years saw all sorts
of persons entering real estate industry and spoiling the scene. They
are getting weeded out and once this process is over, the prospects
will be much brighter," says P.S.Reddy, President, Andhra Pradesh Real
Estate Developers' Association.

However, he refuse to see the trend as the property scene having a
block. Till the boom hit the city a couple of years back, the annual
price rise here used to be in the range of 10 per cent to 15 per cent.

The same however hit the roof in the last two years and the hope is
that it will get restored with the present correction.

The builders point out that the mid-segment which look out for flats
in the range of say Rs.1,800 to Rs.2,500 has not been that badly
affected as the one in deluxe and super deluxe category beyond
Rs.3,500 has been. This, perhaps could be due to the fall in NRI
investment into city real estate. Agrees Mr. Reddy, "the rupee turning
stronger has indeed affected the NRI investments".

A section of builders relate the sudden dip in enthusiasm of property
seekers with the beginning of education season. This is the usual
trend in the period of March to June, they say. "This is the time when
education of children keep the parents preoccupied and not investments
in real estate," it is pointed out.

can opt for 1250 SFT flat. Total price of your flat would be Rs.40
lacs

Interest rate is also high. 10.5% would be your housing loan interest.

If you are thinking about buying a house using housing loan then think
mutiple times.

People with black money can proceed easily.

Let's calculate your EMI, assuming a housing loan of 40 lacs
for next 20 years at a rate of 10.5% interest

Your EMI would be Rs.38600/- per month

For self occupied house you can get tax benefit only on 1.5lacs
interest amount. So maximum tax benefit is 0.5lacs

Saving from rent - (you had to pay rent if you don't have a house) -
rent would be 10k to 15k for 2BHK house (Maximum)

If you want to live little far fron city it will come down to 5/6K

Owning a house you can save your yearly rent - 1.8lacs (max)

(Appreciation - depreciation) of your flat price a rate of 10% max

in 2007 it was 3.3%
Forget about the previous years. For example one year back the price
of raintree park flat in hyderabad was Rs3000 sft and now it's 3100/-
So last year the appreciation is only 3.3%

In the first year you need to pay Rs. 4 lacs as Interest for 40 lacs loan

your gain from loan = tax benefit + appreciation + rental amount -
yearly tax paid
For reaintree park flat it's = 0.5 + 1.32 + 1.8 - 4 = -0.38

So people bought raintreepark flat in 2007 are in loss

You can calculate this for next five years
Interest for 40 lacs loan for 2nd year to 5th years are as follows.

2nd year it's 3.9 lacs
3rd year it's 3.82 lacs
4th year it's 3.73 lacs
5th year it's 3.64 lacs

20 years is a long period... Think about this
Also think about the depreciation of your flat.

It's a big risk. Think twice before you opt for a housing loan.

Do you know you can earn your pocket money while you are in school.

In India 90% of engineers are moving to IT firm. Not all of them are
CS or IT engineers. So they learn and they work in software firm.
Why not a student can't work in the same way?

Students in India, I know you people can find our interesting stuff on
web but have ever tried to earn from your programming skills? May be
parents can motivate them. Anyway you would be opting for a IT job
after your graduation and if you can do the same job when you are in
school then that would be great.

No Increase in Hyderabad Flat Prices - Raintree Park

We did little research on Raintree Park Hyderabad. 1000 families are
living in this township now. The construction is >3 years old. IJM
took lots of time to complete the work.

One year back the price was 2900 to 3000/- per SFT. Now the price is
3100/- per SFT max.
So in last one year price hasn't increased much.

Though people are trying to quote 3400/- per SFT but as per our
information the deals are at Rs.3100/-

Near this Indu fortune field is selling at Rs.4000/- that's because of
the quality. But it's really tough to find a buyer at this price.
